Abstract
Carl Elefante, the former president of the American Institute of Architects, famously said, “The greenest building is…one that is already built” (Elefante, 2012). Elefante articulated the environmental benefits of reuse and the significant energy costs associated with demolition and new construction. In 2022, the commercial and residential building sectors produced 31% of the United States’ greenhouse gas (GHG) emissions (EPA, 2025). A large percentage of this is tied to the production of building materials.
